| Below are the various forms that
homeowners may need when requesting action from the Board of
Directors or one of the board appointed committees. You can
fax any of the forms to (407) 520-5413.
ARB
Form - This is the Architectural Review Board form and is used
when any exterior changes are done to your property. Items
that do NOT require an ARB form are: Replacing of dead or dying
shrubs/plants, minor lawn repair, touch-up painting, etc. If
you are in doubt as whether or not an ARB form is required, either
contact the Board or Architectural Review committee. Click

ARB
Completion Form - This form must be completed and submitted upon
completion of the improvement. The City's approval of the
project does not constitute that it is finished. Once the ARB
reviews the picture and/or the work itself, and signs off that the
improvement adheres to the Covenants and Restrictions as well as the
plans submitted to the ARB, then the improvement will be considered
completed. If the ARB determines that the improvement violates
the Covenants and Restrctions or does not match the plans submitted,
then it is the owner's responsibility to correct the issue, to avoid
incurring a fine.
Rental
Packet - This packet includes all the information required to
rent your house. You must have purchased your house prior to
March 2, 2007 in order to rent and Board Approval is required of
your intentions to rent, your lease and your tenants. The
packet provides you with all the necessary forms and information on
how to submit them to the Board of Directors.
Violations
Form - Use this form to report violations to the board.
Disclosure
Prior to Sale Form - If you are selling your home, you will need
to give this form to the buyer and make sure your contract has the
following paragraph as per Florida Statutes 720.401:
IF THE DISCLOSURE SUMMARY
REQUIRED BY SECTION 720.401, FLORIDA STATUTES, HAS NOT BEEN
PROVIDED TO THE PROSPECTIVE PURCHASER BEFORE EXECUTING THIS
CONTRACT FOR SALE, THIS CONTRACT IS VOIDABLE BY BUYER BY
DELIVERING TO SELLER OR SELLER'S AGENT OR REPRESENTATIVE WRITTEN
NOTICE OF THE BUYER'S INTENTION TO CANCEL WITHIN 3 DAYS AFTER
RECEIPT OF THE DISCLOSURE SUMMARY OR PRIOR TO CLOSING, WHICHEVER
OCCURS FIRST. ANY PURPORTED WAIVER OF THIS VOIDABILITY RIGHT HAS
NO EFFECT. BUYER'S RIGHT TO VOID THIS CONTRACT SHALL TERMINATE AT
CLOSING.
